    Buying a home in the Tri-Valley is an exciting experience.

    Here is what you can expect throughout the Buying process. 

     

    1. Select the right REALTOR:

    2. Get Pre-Approved:

    Be sure to get a mortgage pre-approval letter from your Lender. Armario Homes will connect you with incredible and reputable Lenders. Getting pre-approved can take some time, which is why we recommend doing so earlier in the process. The amount of your pre-approval will depend on a few factors, including but not limited to: credit score, annual income, and debt ratio. 

    3. Needs Analysis and Property Viewing:

    Although you may have already given thought to what your dream home looks like, now is the time to analyze your wants versus needs. For example, it may be necessary for you to live near work or a good school district, but are you willing to give up that large backyard you’ve been wanting? Weighing the pros and cons is crucial to finding the best property for you and your family. Your agent will take you to available homes that suit your home buying needs. Viewing properties will help you narrow down your house hunt.

    4. Writing an offer:

    Once you have found the perfect home, make an offer! Your Realtor will do the heavy lifting. Together, you will decide on home inspections, offer  amount, and conditions based on the seller’s initial price and terms. You will need to provide verification of funds to close. Remember, the home is worth what the buyer is willing to pay. In a competitive market, it is crucial to write a compelling offer that you feel represents the home’s true value. Your offer will be presented to the Seller, your offer will be countered, accepted, or rejected.

    5. Escrow:

    Escrow ideally takes 30 days. Before the close of escrow you must obtain homeowners insurance that is acceptable by the lender. When the Seller accepts your offer, your earnest money is deposited into the escrow account. When all the conditions of the Purchase Agreement have been met, you will sign your loan documents.

    6. Closing:

    You will deposit the remaining balance of the funds needed to close and if all the purchase requirements have been met, the lender will approve the loan. The Deed will be recorded at the County Office and the home is officially yours!
