As a Buyer, it is important to make your offer stand out.
With incredibly low inventory, and an increasingly high amount of buyers, the Tri-Valley market is ultra competitive. If you are looking to buy in 2022, here are a few of our favorite strategies to help make our buyer’s offers stand out:
1. Make your offer as clean as possible:
Gone are the days where buyers could call the shots. A clean offer will have as few contingencies as possible. It will also have no seller concessions, such as assistance with closing costs.
2. Make your strongest offer:
In today’s market, we often have buyer’s ask: “is it really worth that much?” The answer is YES. The list price is no longer what a home is worth. Currently, buyer’s are dictating the value of a home through bidding wars. We have seen Pleasanton homes receive over 40 offers and go for $500K over asking price. It is important to know your max budget and pursue a home that fairly justifies that amount. Learn what you can afford with realtor.com’s Affordability Calculator. If you are concerned about making an offer too high in price, talk with one of our agents and they will help you evaluate.
3. Add an escalation clause:
We love this one, and it will make your offer stand out! An escalation clause means that your offer will outbid other offers up to a maximum price. This is a great way to put down your maximum offer amount without over paying.
4. Have your Armario Homes Buyer Agent call the Listing Agent:
This is VERY important. By having our Agent call the Listing Agent, you will receive insider information. They will shed insight on what the seller is looking for in an offer and you can beat out a multiple offer situation.
According to Realtor.com, rental prices are expected to increase by 7.1% in 2022, making buying a home more enticing than ever. Don’t run from the competitive market, instead, embrace it with a Real Estate Professional like DeAnna Armario.
