March Market Report

In March 2022 we witnessed record setting prices while buyer demand persisted. More homes came on the market throughout the east bay compared 2021 however, the Tri-Valley was an exception to the increased inventory trend. Buyer demand continues to surpass inventory in Pleasanton, Dublin, Alamo, San Ramon, and Danville. However, Livermore did see an increase of (+25%) from March 2021.

Pleasanton

  • Inventory: In March we saw an increase (+54%) in inventory from February 2022. A total of 26 units were listed for sale in Pleasanton, allowing more buyer opportunity.
  • Sales:
    • 53 units were sold during March 2022 which was down (-32.1%) from March 2021.
    • Average days on market was about 7 days in March 2022, down (-22.2%) from March 2021.
  • List Price vs. Sales Price:
    • The average list price was $2,104,974 which was up (+13%) from the average list price in 2021.
    • On average, Pleasanton buyers paid 119% of list price.
    • The median sales price was $2,050,000, which was up (+36%) from March 2021.

Livermore

  • Inventory: 45 units were listed for sale, this is an increase (+22%) from March 2021. However, the numbers of homes listed in March 2022 from February 2022 had no change (0%).
  • Sales:
    • 96 units sold in Livermore during the month of March.
    • Average days on the market was 8 days, no change from February 2022.
  • List Price vs. Sales Price:
    • On average, buyers paid 116% of list price in March. We still saw multiple offers on homes and buyer demand continues to remain high.
    • The median sales price was $1,334,500 in March, which increased (+30.2%) from March 2021.

Dublin:

  • Inventory: 21 units were listed for sale, this increased (+52%) from February.
  • Sales:
    • 43 units were sold during March, a (+34%) increase from March 2021.
    • The average days on market in Dublin for the month of March was 9 days, just a one day increase from February.
  • List Price vs. Sales Price:
    • On average, buyers paid 121% of list price in March. Buyer demand is expected to stay strong through the spring and summer.
    • The median sales price was $1,725,000, this increased (+24.8%) from March 2021.
